What Is a Supplemental Claim and When to File One
Read more →, and missed items get added to your settlement.
What triggers a supplemental claim
Supplements are triggered when conditions change from what was initially scoped. The most common triggers are hidden damage discovered during demolition, such as mold behind walls, rotted subfloor under cabinets, or damaged framing. Code upgrades required by building inspectors after pulling permits also trigger supplements.
Material matching that requires a larger replacement area than initially estimated is another frequent cause.
How supplements differ from the original claim
Your original claim is based on what the adjuster could see during the initial inspection. Supplements cover what could not be seen until demolition or construction began. This is why supplements are expected, not adversarial.
A good contractor documents new findings with photos and measurements as they are discovered and communicates them to you and the adjuster promptly. Multiple rounds of supplements are common on larger projects.

What to do
Tell your contractor to stop work and document immediately when they find something unexpected. Do not let them proceed with repairs on undocumented items because you need the evidence to support the supplement. Take photos from multiple angles showing the new condition.
Have the supplement prepared and submitted within a week of discovery. Follow up with your adjuster if you do not receive a response within two weeks. Keep a running list of all supplements and their approval status.
